What We Do
At Cutlan Property, we work directly with landowners to explore whether their land could have development potential. We assess each opportunity carefully, consider relevant planning factors and, where appropriate, progress towards securing planning permission. Our straightforward approach keeps landowners informed throughout the process, from our initial conversation through to planning and the next stage of the opportunity.
Our Process
1. Conversation
We start with a simple conversation about your land, its location and your circumstances. You do not need planning knowledge or experience. We will listen, answer your questions and discuss whether your land may be worth exploring further.
2. Site Assessment
We review the location and characteristics of your land to identify potential opportunities. This includes considering surrounding development, access, existing use and relevant planning considerations to determine whether there may be a realistic opportunity worth investigating.
3. Land Potential
Where potential is identified, we look more closely at the opportunity and relevant planning considerations. We work towards understanding what development may potentially be achievable and whether progressing the opportunity could create additional value.
4. Option Agreement
If both parties wish to proceed, we can discuss an option agreement setting out the proposed terms and arrangements. Independent legal advice is strongly recommended before signing any legally binding agreement.
5. Pursue Planning
Once an agreement is in place, we can progress the planning opportunity with appropriate professional advisers. This may involve planning consultants, architects, surveys and other specialists required to develop and submit a suitable planning application.
6. Sales
If planning permission is secured, we move forward in accordance with the agreed terms. Depending on the opportunity, this may involve progressing towards a sale, development or another agreed route for unlocking the land's potential.
Why you should sell your land?
Your land could hold greater potential than you realise. By exploring its development and planning opportunities, you could unlock additional value while making an informed decision about the future of your property.
- Land with planning potential can sometimes be worth considerably more than its existing use suggests. Exploring development opportunities could provide an opportunity to unlock additional value from your land.
- Selling land does not need to be complicated. We aim to provide a clear and straightforward process, explaining each stage and keeping you informed as the opportunity progresses.
- Planning can involve applications, consultants, surveys and communication with planning authorities. We can help manage the process and coordinate the appropriate professionals, allowing you to avoid handling everything yourself.
- You may not know what your land could potentially be worth with planning permission. Exploring its development potential first can help you make a more informed decision about your property's future.
Why work with us?
Choosing the right company to work with is important when considering your land’s future. We provide a straightforward, personal approach, working collaboratively with landowners and professional advisers throughout the process.
- We focus on land and planning opportunities across South Wales, giving us a strong interest in understanding local areas, development patterns and the opportunities that may exist within them.
- We work directly with landowners rather than treating every opportunity the same. We take time to understand your circumstances, answer your questions and keep communication clear throughout the process.
- We believe landowners should understand what is happening with their land. We explain the process clearly, discuss the important stages and encourage independent professional advice where appropriate.
- Our aim is to identify genuine opportunities where planning and development could unlock additional value, while supporting well considered development that contributes positively to the surrounding community.
