We believe exploring the potential of your land should be straightforward and easy to understand. From the first conversation, we take the time to understand your land, your circumstances and what you want to achieve. We then assess the opportunity, consider relevant planning factors and, where appropriate, work with professional advisers to progress the process. Throughout each stage, we aim to maintain clear communication, provide realistic expectations and ensure you understand what happens next.
Land and Site Assessment
We assess land and property to identify potential planning and development opportunities. We consider factors such as location, existing use, surrounding development, access and relevant planning considerations. Our initial assessment helps establish whether a site may be worth investigating further. Every opportunity is considered individually, allowing us to focus our time and resources on land where genuine development potential may exist.
Planning
Where land appears to have development potential, we explore the planning opportunity in greater detail. We consider relevant planning policies, site characteristics and potential development options before determining whether it is appropriate to progress. Where required, we work alongside experienced planning consultants, architects and other professional advisers to investigate the opportunity and pursue planning permission through the appropriate planning process.
Option Agreements
Where both parties wish to proceed, we can discuss an option agreement with the landowner. An option agreement provides a framework for progressing the opportunity and sets out important terms between the parties. We encourage all landowners to obtain independent legal advice before entering into any legally binding agreement, ensuring the terms and implications are properly understood before proceeding.
Land and Development
Once an opportunity has been assessed and, where appropriate, planning permission has been pursued, we consider the best route forward in accordance with the agreed terms. This could involve progressing towards a sale, development or another suitable outcome. Our aim is to help move opportunities forward in a structured way while creating value for landowners and supporting well considered development within local communities.
